The Seasonal-Use Flue Is the Hardest One We Open

Pinetop and Lakeside are cabin country, and a large share of that housing belongs to people in Phoenix, Mesa and Scottsdale who come up for weekends, holidays and the worst of the summer heat. Owners are usually surprised to hear those flues are in worse condition than the ones in houses lived in year-round.

The mechanism is cold starts. Every time a cold flue is lit, the first twenty minutes of exhaust condenses on the way up because the chimney has not come to temperature. A house heated straight through the winter does that once in October. A cabin used ten weekends a year does it ten times, and each one lays down the tarry second-stage deposit that comes out of a cool flue rather than the flaky kind that comes out of a hot one.

Less use, worse deposits. It is the single most common thing owners up here get wrong about their own chimneys, and it is why we do not price by how much wood you think you burned.

What Happens While Nobody Is There

The second problem is simply that the cabin is empty for months. Between visits a cap can lift in a wind and nobody knows. Over a summer, an open or damaged flue standing under a ponderosa canopy collects needles and cones continuously - enough to obstruct a flue meaningfully and to hand the first fire of the season something to burn that is not in the firebox.

Birds are the rest of it. An uncapped flue is exactly what a bird is looking for in spring, and a nest in the smoke chamber is both a blockage and a fire load. We find them most seasons, always in chimneys with no cap or a cap that has worked loose.

Photographs, Because You Cannot See the Roof

If you are three hours away, you are being asked to authorise work on a structure you cannot inspect, on the word of somebody you have not met. That is an uncomfortable position and it is exactly the position this trade has historically exploited.

So the deliverable on a Pinetop cabin is not only the work. It is dated photographs of the flue, the crown and the cap - before and after - emailed to you, along with a plain written note of what was found and what was done. Snow and Access

We do not walk snow-loaded pitched roofs, and we will reschedule rather than pretend otherwise. Most cabin systems can be swept from below in the meantime. For crown and waterproofing work the window is May and June - dry surface, cure temperature, and finished before the monsoon.
